Land Location: From Anthony, KS drive 8 miles west on Hwy 2 to SW 80 (Waldron Road) the property sits on the southeast corner of the intersection.  (Auction will be held on the Waldron road, just south of the highway.

Land Description:  USDA records 237 acres farmland, with 103.2 acres cropland, 95.9 acres wheat base with a 38 bushel average.  Property has 2 stock ponds, one of which is spring fed and has never been dry, corrals and bordered by the highway and Waldron road.

Minerals:  Minerals are in tact and Seller & Buyer will share minerals 50/50.  Minerals will revert to Buyer upon the passing of Sellers 

Legal Description: THE NORTHWEST QUARTER AND THE NORTH HALF OF THE SOUTHWEST QUARTER OF SECTION TWENTY-SEVEN, TOWNSHIP THIRTY-THREE, SOUTH, RANGE EIGHT, WEST OF THE SIXTH P.M., less a tract described as follows:  BEGINNING AT THE NORTHEAST CORNER OF THE NORTHWEST QUARTER OF SECTION TWENTY-SEVEN, TOWNSHIP THIRTY-THREE, RANGE EIGHT, WEST OF THE SIXTH P.M., THENCE SOUTH ALONG THE EAST LINE OF THE NORTHWEST QUARTERA DISTANCE OF 340 FEET, THENCE WEST ON A LINE PARALLEL WITH THE NORTH SECTION LINE A DISTANCE OF 4804 FEET, THENCE NORTH 340 FEET, THENCE EAST 480.4 FEET TO THE POINT OF BEGINNING, containing 3.75 acres more or less (less the state highway right-of-way) also the right of ingress and egress over the West 30 feet of the excepted tract all of the above described land subject to easements, rights-of-way and valid existing mineral leases of record, if any.

Auction Terms & Conditions:  Bidding is not contingent to finance. 10% earnest money due on day of auction, balance due at closing.  Closing on or before Thursday September 2^nd 2010.  Property will be conveyed through title insurance.  Couch Abstract will hold earnest money and Couch Abstract will handle the closing and title insurance.  Buyer and Seller will share the cost of title insurance and closing costs.  Possession of wheat ground will be given upon signing of contract as field work may need done prior to closing, buyer will assume any expenses buyer creates prior to closing.  Announcements made the day of auction take precedence over any and all other announcements.  Seller has the right to refuse any and all bids.
